In execution of a Deed of Trust in the original principal amount of $60,606.00 dated September 16, 2020 recorded among the land records of the Circuit Court for Tazewell County on September 16, 2020 as Instrument Number: 200002431, the undersigned appointed Substitute Trustee will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of Tazewell County, 135 Court Street, Tazewell, VA 24651 on September 11, 2024 at 3:30 PM the property described in said deed of trust, located at the above address and briefly described as: All that certain parcel of land, situated in Tazewell County, Virginia, and which is therein bounded and described as follows:
"Lot No. 34 of Porter Farms, lying in Abbs Valley, Clear Fork District, Tazewell County, Virginia, as shown by a map thereof incorporated in a deed from J. K. Sult, Trustee, to Britton Day, dated September 10, 1941, and recorded in the Circuit Court Clerk's Office of Tazewell County, Virginia, in Deed Book No. 148, at Page 385, to which said deed and map reference is here made, and being the same lot or parcel which was conveyed to lot parties of the first part herein by J. K. Sult, Trustee„ by deed dated the 19th day of July, 1946, and of record in lot Circuit Court Clerk's Office in Tazewell County, Virginia, in Deed Book 169, Page 567, bounded and described as follows:
"Beginning at a point in lot south line of First Avenue and being the northwest corner of Lot No . 33 shown on said map; thence with the west line of Lot No. 33 S. 27deg. 30' E. 250 feet to a point being the southwest corner of said Lot No. 33; thence S. 62deg. 30' W. 100 feet to a point being lot southeast corner of Lot No. 35; thence with the east line of Lot No. 35 N. 27deg. 30' W. 250 feet to a point in the south line of said First Avenue; thence with the south line of First Avenue N. 62deg. 30' E. 100 feet to the point of beginning." Tax ID: 020C 01 0034.
TERMS OF SALE: A bidder's deposit of $6,100.00 or 10% of the sale price, whichever is lower, will be required in the form of a certified or cashier's check. Cash will not be accepted as a deposit. Settlement within fifteen (15) days of sale, otherwise Trustee may forfeit deposit. Additional terms to be announced at sale. This is a communication from a debt collector.
