TERMS OF SALE:

1) The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code sect. 11-22-1.

4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

* Milk and Dairy Products

Products must meet all USDA standards for foods. Either English standard or metric measurements are acceptable. Efforts will be made to prefer and utilize products that conserve natural resources, protect the environment and/or energy efficient (if these purchases are also cost efficient for the program).

Bids must be sealed and marked SEALED BID on the outside of the envelope. Bids will be accepted by mail or in-person through Thursday, August 22, 2024 at 4:00 p.m. at the office of Coalfield Community Action Partnership Inc., 1626 W. 3rd Avenue, (P.O.
