In execution of the Deed of Trust dated July 31, 2015 and recorded on August 5, 2015 in Book 2015 at Page 11594 in Instrument # 150002254 of Tazewell County land records, Trustee Services of Virginia, LLC, the appointed Substitute Trustee, will offer for sale at public auction at the front of the Circuit Court for the County of Tazewell, Main Street, Tazewell, Virginia on April 7, 2026 at 12:30 PM the property more particularly described in the aforementioned Deed of Trust, located at the property address listed below and briefly identified as follows:
All of that certain tract or parcel of land, with the improvements thereon and appurtenances thereunto belonging, situate in Jeffersonville District, Tazewell County, Virginia, and which is more particularly bounded and described as follows:
Parcel A: All of those certain lots or parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on the waters of Clinch River, in Tazewell County, Virginia, and shown and designated as Lots Numbered 63, 64, 65 and 93, on that certain map with certificate, known as "The Peninsula Property of Fred R. Steele", which said map and certificate are found of record in the Clerk's Office of Tazewell County, Virginia, in Deed Book 13, at page 135.
Parcel B: All those certain lots situate in the Town of Tazewell on the water's of the Clinch River, Tazewell County, Virginia, designated as Lots Nos. 66, 67 and the southern four (4) feet of Lot 68 as shown on map, with certificate known as "The Peninsula Property of Fred R. Steele", which said map and certificate are found of record in the Clerk's Office of Tazewell County, Virginia in Deed book 131, page 135.
Parcel C: All those certain lots or parcels of land situate on the waters of Clinch River in the Town of Tazewell, Tazewell County, Virginia, and shown and designated as Lots Numbered Fifty-Eight (58), Fifty-Nine (59), Sixty (60), Sixty-One (61) and Sixty-Two (62) on that certain plat entitled "The Peninsula Property of Fred R. Steel,", which map with certificate attached, appears of record in the Clerk's Office of Tazewell County, Virginia, in deed book 131, page 135.
And being the same property conveyed to The Grantors herein, by Deed dated the 31st day of July, 2015, from Mary Ruth Laxton, et als. and recorded in the Clerk's Office of the Circuit Court of Tazewell County, Virginia, simultaneously.

The property will be sold "AS IS," WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND AND SUBJECT TO conditions, covenants, restrictions, reservations, easements, rights of way, and all other matters of record taking priority over the Deed of Trust, if any.
Pursuant to Code of Virginia § 55.1-321(A2), if the property is being sold subject to another priority security instrument(s), purchaser must certify that purchaser shall pay off any priority security instrument(s) no later than 90 days from the date the trustee's deed conveying the property being sold is recorded in the land records.
TERMS OF SALE: A non-refundable bidder's deposit of $6,000.00 or 10% of the sale price, whichever is less, by cashier's or certified check required at time of sale, except for the party secured by the Deed of Trust. Risk of loss is on the purchaser from date and time of auction. Balance of the purchase price must be paid by cashier's check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser's responsibility. Taxes are pro-rated to the date of sale.
