The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 10, 2019, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book 1383, at Page 234, Sherah S. Short did convey unto C. William Davis, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beaver Pond District, Mercer County, West Virginia, and more particularly described as follows:

BEGINNING at a capped rebar (set) west side power pole in the eastern right-of-way line French Street, said rebar being the northwest corner Lot 32 and the southwest corner Lot 33 and the herein described tract; thence along said right-of-way for the next two calls: N. 04deg. 37' 00" E. 109.99 ft. to a point; N. 04' 00" E. 68.17 ft. to a nail (set) in asphalt; thence leaving said right-of-way and along the southern line of Lot 15 S. 89deg. 55' 00" E. 142.41 ft. to a capped rebar (set); thence through Lot 16, 17 and 18 for the next four calls: S. 25deg. 14' 35" E. passing a rebar at 15.76 ft. and continuing for a total distance of 60.06 ft. to a roof bolt (set); S. 16deg. 36' 45" E. 37.48 ft. to a roof bolt rebar (set); S. 16deg. 06' 55" E. 39.57 ft. to a drill steel (set); S. 08deg. 57' 20" E. passing a roof bolt (set) at 37.68 ft. and continuing for a total distance of 50.26 ft. to a point; thence along the northern line of Lots 19 and 32 N. 89deg. 55' 00" W. 206.47 ft. to the point of BEGINNING, and containing 0.73 acre more or less.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of
202 French Street,
Bluefield, WV 24701.

AND BEING the same real estate which was conveyed to Sherah S. Short, by Deed dated December 10, 2019, from Billy J. Morris, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 1083, at Page 659.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
