NOTICE OF TRUSTEE'S SALE

Under authority of that certain Deed of Trust dated July 19, 2022, from Christopher Caldwell and Rita Darlene Caldwell to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1444, at page 215, securing a promissory note in the principal amount of $113,733.12, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on April 1, 2026 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following described tracts or parcels of land, together with the improvements thereon and appurtenances thereunto belonging, situate on Brush Fork, Beaver Pond District, Mercer County, West Virginia, and is bounded and described as follows, to-wit:

LOTS 4 and 5 as shown upon a map which bears a legend, “BOWES FARM SUBDIVISION, a 60 AC Farm Laying on Waters of Bruch Fork Creek, Beaver Pond, District, Mercer Co. scale 1” = 100', May 12, 1959, Survey by Floyd B. Hillman, Registered Civil Engineer No. 3483, known as Microplat No. 766.”

Together with a certain 2022 CMH Manufactured Home, Serial No. CLH046872TNAB.

Being the same property conveyed from Derek Caldwell aka Derek Christopher Caldwell and Rita Caldwell aka Rita Darlene Caldwell to Derek Christopher Caldwell and Rita Darlene Caldwell by Deed dated July 19, 2022, of record in the aforesaid Clerk's office in Deed Book No. 1116, at page 206.

Terms of the sale: Cash or certified funds due on date of sale.
