Stafford and Tiffany Stafford did convey unto Richard A. All of that certain tract or parcel of land designated as Lot "L" of the Autumn Oaks Subdivision as shown on a 'MAP SHOWING FROM PAR 21 TAX MAP 27 EAST OF JASON AVENUE TRACTS A-E AND PROPOSED LOTS F-Q ROCK DISTRICT, MERCER CO., WV JOB NO. 03221 DATE 4/12/04', said plat prepared by Appalachian Engineering & Surveying Inc. and recorded in the Office of the Clerk of the county Commission of Mercer County, West Virginia, as Microfilm Plat No. 15337 A&B, said Lot "L" being more fully bounded and described as follows:
Beginning at a roof bolt at the southeast corner of Lot 'H', the northeast corner of Lot 'G' and the northwest corner of Lot 'M' said bolt also being the southwest corner of Lot 'L' and the herein described tract; thence along the eastern line of Lot 'H' N 13deg. 17' 56" W 200.00 feet to a roof bolt; thence along the southern line of Lot 'I' N. 66deg. 25' 46" E. 168.70 feet to a roof bolt; thence along the southern line of Lot 'K' N. 55deg. 02' 54" E. passing a roof bolt on line at 160.00 feet and continuing for a total distance of 175.00 feet to a point in the centerline of a 30 feet right-of-way; thence along said right-of-way four calls; S. 27deg. 44' 15" E. 124.66 feet to a point at the intersection of two thirty feet rights-of-way; S. 23deg. 29' 11" W. 88.75 feet to a point; S. 18deg. 02' 38" W. 107.25 feet to a point, thence S. 10deg. 58' 01" W. 56.04 feet to a point; thence along the northern line of Lot 'M', S. 86deg. 37' 17" W. passing a roof bolt on line at 15.00 feet and continuing for a total distance of 231.23 feet to the point of Beginning and containing 1.84 acres, more or less.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 581 Fall View Road, Princeton, WV 24740.
AND BEING the same real estate which was conveyed to Aaron M. Stafford and Tiffany Stafford, by Deed dated December 16, 2012, from Fannie Mae aka Federal National Mortgage Association, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 984, at Page 784.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
